Ascension Parish Real Estate Market Stats for July 2010 Friday, Aug 27 2010

Monthly Sales were 71 units. Comparison to last month:  Decreased 51% from 145 units.  Comparison to this month last year: Decreased 32% from 105 Units.

Average Sold Price was $221,460.  Comparison to last month:  Increased 14% from $194,341.  Comparison to this month last year: Increased 2% from $217,878.

Current Inventory is 10.11 months.  Comparison to last month:  Increased from 4.9 months.  Comparison to this month last year: Increased from 5.80 months.

Average Days on Market were 113.  Comparison to last month:  Increased from 61 days.  Comparison to this month last year: Increased from 109 days.

So what do all these numbers mean?   Remember, the tax credit expired.  Most closings happened by the June 30 deadline. (A few stragglers were able to take advantage of the extended deadline.) What I do see as encouraging is that the average sales price was up.  If you are a seller, you have a lot of competition out there.  Make sure that your home is is top notch condition and price it well.  An overpriced home will only help to sell the competition.

Ascension Parish Market Stats for December 2009 Thursday, Jan 21 2010

Average Sold Price was $186,413.  Comparison to last month:  decreased  2% from $191,023.  Comparison to this month last year: Decreased 10% from $207,090.

Average Days on Market was 67.  Comparison to last month:  decreased from 78 days.  Comparison to this month last year: Decreased from 87 days.

So what do all these numbers mean?  The Average Sold Price being down is again indicative of the type of buyers we are seeing.  First time homebuyers are still fueling the market. The inventory is slowly being eaten up and homes are not sitting on the market as long.  This is all great news in the recovery of the housing market.  I feel as if we have hit the bottom and are on our way up.  FHA has announced some changes that will not make the climb easy. But as the old fable goes…SLOW AND STEADY WINS THE RACE.

As I am sure you are aware, the tax credit has been extended to having an accepted contract in place by April 30, 2010 and closing by June 30, 2010.  It has also been expanded to include “long time homeowners”.  These homebuyers will receive $6,500 on a new purchase.  For more information about these credits, click here.

Ascension Parish Market Stats for July 2009

Monthly sales were 104  units. Comparison to last month:  Decrease 19%  from 129 units.  Comparison to this month last year: Decrease 11% from 117 Units.

Average Sold price was $217,742.  Comparison to last month:  Decreased  1% from $219,525.  Comparison to this month last year: Decreased 7% from $235,014.

Current inventory is 5.64 months.  Comparison to last month:  Increased from 4.68 months.  Comparison to this month last year: Decreased from 6.93 months.

Average Days on market were 110.  Comparison to last month:  Increased from 98 days.  Comparison to this month last year: Increased from 85days.

So what do all these numbers mean?  Sales were not as high as last month.  Lots of families take vacations during the month of July.   There is usually a decrease.  You will see another decrease in the next couple of months.  Why?  Because school has started and all of us parents are BROKE!  Averages sales prices held steady.  This is a good thing.   We will continue to hold steady and start to rise in the near future.  Is it a good time to sell your home?  The simple answer is Yes.  We have good market values and homes priced correctly are selling quickly.

I again encourage buyers to buy now.  If you are a first time homebuyer you have to close on your new home by November 30, 2009 to receive the tax credit.  Lots of people have taken advantage of this and are now happy homeowners with a little extra cash in their pockets!

Ascension Parish Market Stats for June 2009

Monthly sales were 126  units. Comparison to last month: Increase 9%  from 115 units.  Comparison to this month last year: Increase 14% from 108 Units.

Average Sold price was $218,770.  Comparison to last month:  Increased  4% from $210,806.  Comparison to this month last year: Decreased 4% from $227,809.

Current inventory is 4.70 months.  Comparison to last month:  Decreased from 5.29 months.  Comparison to this month last year: Decreased from 7.71months.

Average Days on market were 96.  Comparison to last month:  Decreased from 102 days.  Comparison to this month last year: Decreased from 98 days.

What does this mean to you as a homeowner?  The number of units sold are up and the current inventory is down.  Houses are moving!  There was a decrease from last year in the average sales price and again,  I attribute that to a correction in the market from the inflated “Hurricane Katrina” sales.  I also attribute the lower average sales price to homebuyers buying homes in a lower square footage range.  The “McMansions” are not as trendy as they used to be.  The average days on the market are in line with last year…this is good, homes are not sitting on the market for an indefinite amount of time.

What does this mean to you as a homebuyer?  It is a great time to buy.  If you are looking to purchase a home and stay there for at least 3 years…now is the time!  Rates are low and if you are a first time homebuyer, the government is offering you a true $8,000 tax credit!

Having said that, I have a good feeling for our real estate economy. I predict that home sales will continue to rise and values will also rise in the fashion they are intended to. (You know I have the magic crystal ball!)

Ascension Parish Market Stats for May 2009

Monthly sales were 114  units. Comparison to last month: Increase 5%  from 109 units.  Comparison to this month last year: Increase 9% from 104 Units.

Average Sold price was $211,252.  Comparison to last month:  Increased  3% from $205,401.  Comparison to this month last year: Decreased 11% from $236,066.

Current inventory is 5.25 months.  Comparison to last month:  Decreased from 5.82 months.  Comparison to this month last year: Decreased from 8.25 months.

Average Days on market were 103.  Comparison to last month:  Up from 91 days.  Comparison to this month last year: Decreased from 104 days.

What does this mean to you as a homeowner?  My take on this is that we are holding on well.  There was a decrease from last year in the average sales price and  I attribute that to a correction in the market from the inflated “Hurricane Katrina” sales.  I think we will see this number bounce around a little before it settles.  I personally feel that we are experiencing an overcorrection in our market.  Having said that, I have a good feeling for our current real estate economy.  I still believe that if you were ever thinking about making your American Dream of homeownership a reality, now is the time to buy!
